The cottage has been completely refurbished and refurnished in time for this season and the ground floor opens into a large wood-floored living and hall area leading to –

A large comfortable fully fitted kitchen with washing machine, new fridge freezer, slim-line dishwasher, microwave and electric cooker, and farmhouse pine kitchen table and dresser with windows on two aspects.

There are three bedrooms, two of which have brand new en-suite w.cs. and wash basins and comprise of Bed1 a king-size zip & lock bed which can be split into twins, Bed 2 which is a standard double and Bed 3 or the "Puffin Burrow"" with its sloping eaves and which is perfect for children or teenagers as it is accessed off the double bedroom via a "Duck or Grouse" entrance and contains 3 x 3ft single beds. Bedrooms 1 & 2 both have their own small toilets. All the upstairs rooms are fitted with Velux windows (the one in the Burrow is also a fire escape) so if you like you can lie in bed and watch the stars or the Northern Lights at night.

In the parquet floored living-room there is a large comfy sofa, TV with Freeview, free WiFi, iPod docking station, log effect wall hung contemporary fire in case of chilly evenings, and a stack of DVD's and games to pass the time. There are patio doors opening out onto a paved seating area and two other windows making the whole area both light and spacious.

Downstairs, off the hall, there is a new modern family shower room tiled in slate, newly fitted sanitary ware and electric towel rail.

Outside there is off-road parking for 2/3 cars.

Although the walls are almost two foot thick and the whole building is very well insulated indeed, you will also find that the windows are double glazed as it can be very stormy on Islay in the winter.

Background heating is provided by electric storage heaters and even in the middle of summer these may be set to come on very low to offset the effects of the sea air.

Well trained pets are welcome by prior arrangement but for the comfort and health of other holidaying guests we must insist that they not be allowed in the bedrooms or on the furniture.
